How long does it take to sell a property?

The average time from when a property goes up for sale to when an offer is accepted is around 10 weeks, but it might vary. Some houses might sell within days, while some can take months and months. How can you sell your property quickly?

Sell It For You for £650: All-inclusive package, professional photography, floorplans, premium listing, accompanied viewings, and a dedicated agent.
Auction Your Property for FREE: Get £350 cash back on completion, no agency fees to pay, set reserve price, greater levels of interest, online bidding system and 56-day completion offered.

Difference between lettings packages

Let It For You for £60 pcm: All-inclusive package, full management service, deposit protection and additional service add-ons available, with a dedicated agent.

Do all the prices include VAT?

No! We don't charge VAT, no hidden fees or commission at all.

Where will my property be listed?

Zoopla, Primelocation, Boomin and many other platforms.

Can I view the listing before it goes live?

Once the advert is ready, we will send you a preview, for you to approve before it goes online.

Can we get more add-ons (sale board, EPC, professional pictures etc) after the property is live?

Yes! You can get the add-ons at any stage.

Are there any additional costs for making changes to the advert?

No cost at all! After the upfront payment, we will make changes to the advert for free, throughout the process.

How long will it take for my property to go live?

We aim to get the advert ready by 24 hours of receiving details and other media.

Do I need an EPC or other certificates?

Yes, for a property to be sold an Energy Performance Certificate is mandatory. EPCs last for 10 years and we can do them within a few days, for just £60!
Whereas, for a property to be let, it also requires a Gas Safety Certificate which lasts for 1 year and an Electrical Installation Condition Report which can last for up to 5 years. Get these also done from us for just £70 for GSC and £130 for EICR.

Who is point of contact for enquiries?

If your selected package includes a dedicated agent, they will be at hand to deal with all your sale/let once you have an offer. Moreover, the support team will be always here to help throughout the journey of your sale/let without any extra charges.

How long does the listing remain live?

It remains live till the property has been sold or rented out.

How do viewings work?

If you are hosting the viewings yourself, you shall receive alerts regarding viewings via the portal, for you to reject, accept, or propose new timings.
Research shows buyers/tenants prefer vendors/landlords hosting viewings, as they provide a more comprehensive outlook on the property.

Can you do the viewings?

Yes! If accompanied viewings are not included in the package you've chosen, then we can host viewings for you at an additional cost.

How long do property viewings last?

It depends on the applicant and the size of the property. Some people fly through a property quickly, others might spend an hour if they’re getting closer to making an offer. On average it can take between 15 to 60 minutes.

How many times should you look at a property before buying/renting?

That’s up to you. Some people do as many as 16 viewings of the property and the local area. But most people fall around the 3-6 range.
Of course, since 2020, viewings can look a little different. You may want to do online virtual viewings to narrow down your search and do fewer in-person viewings. It’s your decision to make.

How do we get feedback?

Feedback is sent automatically after every viewing, and it will show up on your portal (MyArea). Our support team can also help further if required.

Do you have a vetting system?

Yes, we do! At the point of a buyer/tenant offering on a property, we would ensure that they are vetted for biometric identification and necessary financial criteria, including proof of funds, mortgage agreements etc.

What happens when an offer comes?

Your dedicated agent will notify you straight away and negotiate the offers on your behalf if included, or you can check the offers and counter offers through your portal (MyArea).
