You have just placed your house on the market or are about to make or accept an offer

Buying or selling a home can be a daunting prospect, but don’t worry, we will help you through the process effectively and with as little stress as possible.

Follow our simple tips and you won’t go far wrong:

1. Start Early

Instruct your solicitor as early as possible to make sure you are prepared for a sale or purchase. Instructing your solicitor as soon as your property comes onto the market, will help him undertake all the necessary anti-money laundering checks beforehand. For sellers, they will also send you a Property Information Questionnaire and a Fixtures & Fittings form to complete and check the Title. Completing and returning these forms promptly can save up to two weeks and help prevent sale breakdowns.

2. No Sale No Fee

Always use a No Sale No Fee service for legal fees. Unfortunately, some sales can fall through, and you could be left with abortive sale costs if you haven't checked this earlier.

3. Go In-House

Using an in-house conveyancing service can help reduce the amount of time it takes to complete your house sale or purchase. It is because of the excellent working relationships conveyancers have with the estate agents. Together they can make remarkable things happen!

4. What Can You Do?

Always return documentation and forms as quickly as possible to your solicitor. It might be the last thing you want to do after an exhausting day at work, but it keeps the process moving forward. A delay in returning documents can sometimes result in a setback further down the chain.

5. If the Property is Leasehold

When selling a leasehold property, you must ask your management agent to obtain the Leasehold Information Pack as soon as possible. Management companies can sometimes take between 4-6 weeks to process your request. If you wait for the property to be sold, this can cause unnecessarily lengthy delays.
